I reviewed the webinar, 'How to Buy Your First Rental Property in the Next 90-Days! So, I followed the instructions provided by getting my lead from Realtor.com. 

I found a cash deal, its a 

  • 3 beds
  • 2 full baths
  • 983 sq ft
  • 5,756 sq ft lot

The owner is asking for a cash buyers, and the property description is as follows:

"INVESTOR/HANDYMAN SPECIAL** Property sold AS-IS. CASH ONLY! Needs TLC. 3 bedroom 2 bath home with tons of potential."

The asking cost is $59,000. I used the rental property calculator and the results are bellow: (I entered to offer $45,000 cash:

Renter Property

Monthly Income:  Monthly Cash Flow:   Pro Forma Cap Rate:

$1,200.00                      $684.25                 9.66%

NOI:                           Total Cash Needed:            Cash ROI:        Purchase Cap:

$8.211.00                        $45.00                              18.25%                  18.25%

I know that I need to make an offer before someone else purchase it. I apologize for all of the questions.

1. Due to it is a cash deal, how can I forward this deal in the forum as a lead?  

2. The property is located in West Palm Beach. Do you know of anyone who is interested in leads?

3. Where can I find a contract with the have a clause in the sales contract that will allow you the time  to make a detailed inspection and possibly back out of the deal without a penalty?

I need to build a team, I am looking for a Real Estate Attorney, General Contractors, and inspectors.

Hello, my name is Mildred Walter residing in Palm Beach County. 

A little about myself: I worked as a Career Consultant for 17-plus years through July, 2015. I completed a real estate course at Gold Coast School of Real Estate in the Sales Associate class. I'm looking to take and pass the state exam soon. Real Estate investing has always been my passion. I owned one rental property in Palm Beach County.

I'm looking to invest in real estate in the Palm Beach Count area for now, and to some day expand my investing locations in the future. I'd like to invest in single family, multifamily, and town homes. I'm a new Pro member, and I am new to flipping, rehabbing, and wholesaling, and I am looking to connect with other real estate investors to learn as much as I possibly can from each and everyone of you. Hello, my name is Mildred, and I too, is new to the real estate investment/house flipping business. I live in West Palm Beach in the Acreage. 

I have been reading books on flipping houses, and also attend free online trainings.   I always see abandon houses, but I do not have the funds to get started or to make an offer on the houses.

Where can I find funding to start my first project?
