Hello there, my name is Thomas Varner. I am currently living in south Florida between West Palm Beach and Miami. I am extremely interested in becoming becoming a residential restorer. Aka house flipper. However i have absolutely no experience in the business and am in desperate need of direction from professionals who have what i want. I am currently reading " Real Estate Rehab Investing Bible" and so far what i got out of it is that...

1. I need to start networking with realtors, investors, mortgage brokers, attorneys , etc..

2. I dont need to have a lot of money to start nor do i even have to pick up a paint brush during the rehab.

3. I must have the proper legal permits, contracts with the contractors so they have incentive to finish the project upon an agreed upon date. Basically that there is a lot of preparation before anyone even picks up a hammer or saw.

So my questions are,

How do i get someone to loan a 21 year old with no credit $100,000?

Where do i start?
