Property management is not a simple task even if you live close to the object you manage. But it is definitely not impossible. When you learn insights, pm is fun. One thing is for sure- it is a 24/7 duty. I think smaller companies offer you more communication, transparency, and control. Corporate structures may not be flexible enough to meet all your expectations. I am confident that experienced property manager, regardless multi family, single family, or vacation rentals, may handle 25 units. If you decide to go in Orlando area, I would love to earn your business. If you stay in Brevard, I will be happy to share my experience.

Welcome to BP! I don't think craiglist is a good source for property overview. My website displays MLS listings, and it is free to use. I would recommend to create detailed expenses sheet. HOA and taxes may eat all rent inflow. I will be happy to go over details with you.

It all depends how you like to handle the business. You can hire property management company to handle everything. IN this case, you can be just an individual home owner with any type account to get paid. Or if you like to manage itself, I would say you need to be an individual property owner because to collect the rent as a business, you need t be properly licensed. Please let me know if it helps.
