HI @Julia Preciado.  I would recommend not to exclude single family pool home from your search as private pool is what really makes a big difference between the hotel and a vacation rental. Also guests love to enjoy resort amenities. May be Storey Lake and Champions Gate resorts are place to consider.

HI Jason, I agree, it is important to differentiate, and using different vendors is critical to meet the deadlines. We learnt that it is really difficult to find good vendors in the Space Coast area, but in Orlando, we have been blessed with great people.

Yes, @Account Closed This is exactly what I meant. Today, we can't find the deals where 2% would work.

If 2% worked in 2016 when Turner's book was written, it does not do anything for us today :( Since 2017 we use 1%, and not that does not work either.

Greetings, Fellow Landlords

Since Holiday time is around the corner, I am looking for recommendations about what do you do for your tenants if you do anything? We normally, before covid, had different goodies delivered to the tenants' doors. For example, cakes, pies, cookies, candies and etc. 

Not sure what to do this year. I was thinking about getting something online and share. Something like an electronic book, online gym session, online health class.

Please share your ideas. Cheers!

Scott, I will share the contact of insurance some of our investors use. Coverage is not the best, but we noticed that rates are competitive.

Hi Mike. It’s hardly possible to get a deal in Orlando now. There are still possible deals in Ponciana though. Homes sit now longer.
