Michael Quarles Hahaha I know. It just seems like an over reaction from someone to take it that far and actually contact the DOS to report soliciting. On the other hand, I would not want to be the agent receiving an $1,800 fine for direct mail.

Hey BP, I just came back from a class regarding the MLS specifically in Brooklyn. Towards the end we were shown how to search a large address list and export labels for direct mailing. Then we were told a story about a realtor who hired a company for direct mail, one of the people who received hos postcard contacted the DOS and he was fined $1,800 for sending it to a house that was on the no soliciting list. My question is, is there a free service to search eho is on this “no mail” list? They showed us the no call list website but it did not have the no mail members. Has anyone dealt with something similar? I personally cannot believe how some people are so irritated that they actually go through with complaining instead of just throwing it out. Thanks!

Hey BP, I am hoping to get some advice. I have a vacant land property in contract to sell. During the last storm, a tree fell onto the neighboring parking lot and totaled a car. The owner of the vehicle contacted me initially asking for money to repair the car. I told him to go through his insurance as the tree was in good standing and I was never notified of a problem, as well as me clearing out the whole lot last spring and having pictures and proof that I did my maintenance. Turns out he owes money on the car and does not have comprehensive insurance. Now he found an attorney to contact me for the damages. Ive yet to call the attorney to see what they want, but my real concern is can they mess up my agreement of sale or stall that process? Any advice would be appreciated. Thank you

Ryan Burch hey Ryan, my advice being someone who has dealt with Co-op boards that allow and do not allow rentals, I personally would not move forward if they have a restriction on subletting the apartment. Reason being, the co-op board members that live in those buildings will quickly realize that you are going against the rules of the board and can make your life hell. There are buildings where subletting is allowed after a year or two of residence, but rules are different for each management and property. That being said, if you come across a condo, you can do with it as you please.

@Erica C. Hey Erica, I would recommend starting with the roof and seeing if it is something that could be patched or needs to be replaced. That is most likely the reason water is pooling in the basement and can cause damage to beams as well. Most likely you are looking at a wooden deck and would need to have a cold process roof installed. If you need to tear out the roof, you should have it tested it for asbestos and obtain an certificate that it is clean.

Hello All, I wanted to throw out a message in this positive BP universe. My background is a GC vendor for managements in NYC, mostly roofing, exterior renovation, sidewalk repair, and some interior renovation (bathrooms & kitchens). I also have some administrative experience in rentals, lease preparation, and collections. I am currently seeking an entry level position in a local property management around the Brooklyn, Queens, NYC, areas. If anyone knows of or uses a property management that is looking for someone to start on the ground, visit their properties, create reports, deal with tenant issues, or deal with minor projects, I would kindly ask for a referral. Gregory McKinley I have done tax deed investing in PA. In my opinion, buying sight unseen is not recommended. For a property to be worth any money as a tax deed you would need to see what condition it is in. Second, narrow down properties that interest you before the sale, drive them preferably and go to the county assesment office to look up any mortgages or liens. Judicial sales are free and clear of property taxes, but not necessarily mortgages and liens. Third, once you have as much info on the property or properties you are interested in, go to the auction with a set amount of cash to buy it that day. In PA, receiving a deed can take up to 3-4 months in some counties or more. During this time the property can be broken into and turned into a squatters paradise if it was vacant before the sale or in a seedy neighborhood. Once you buy a property, there are few exit strategies. Rehab and rent. Sell via quit claim deed (need to read what this is) or clear title and sell normally, either with or without rehab, personal choice. Hope this helps some! Btw. Diff counties have diff rules. Please check procedures in county you plan on investing.
