I love this conversation and the fact you are starting where you are with what you have. I agree with a lot of the comments here only thing I wanted to add is REITs or RE Crowdfunding with apps like PeerStreet, Fundrise, Small Change, Crowdstreet etc. if you really want to get the ball rolling asap. Great way to be exposed to real estate with actual numbers without owning any property yourself in my opinion as this is how I got my start. Best wishes to you on your journey!

Hey Jordan! I haven't done this myself but I've been doing a lot of research regarding tiny homes and manufactured homes in GA. As long as it's not on wheels and set on an actual foundation it is considered an accessory dwelling unit(ADU) and may require a form called Article S to be filed to permit use of course you still want to check if your county has additional permits required. Furthermore, regarding land you can purchase and subdivide it where your units will be placed and get a land lease on it. If you'd like to chat further I'm happy to do so and good luck!

@James Peterson That’s tricky. Have you considered maybe a zone variance or is that too time consuming for the deal you currently have going?

Hey BP! I’m finally ready to take the leap and acquire my first property. I’m an agent in Atlanta but seeking for properties in Columbus or Savannah. Both are military cities and college towns with great potential for buy and hold investing. I’m curious of your thoughts though. I am leaning towards Savannah mainly because it’s a great city for tourism but not sure if I should still consider that a factor due to COVID. Also because it’s a coastal town I’m understanding I would have to get flood insurance for whichever property I acquire which would essentially eat into my cash flow but I’m not very familiar about flood insurance rates so I don’t want that to scare me off. Anybody familiar with these markets? And if so any insight would be helpful. Thanks!

@Anthony Holloway Hey Anthony just adding my two cents here as far as Atlanta goes I recommend College Park, East Point, Hapeville, South Fulton(newly incorporated city may not show up on most searches) and parts of Riverdale

@Nathan G. Thank you so much for your feedback! I aspire to position myself where you are if not beyond that. May I ask do you niche down in investing strategies also or do you keep yourself versatile?
