Hi @Nir Wittenberg!

I'm an architect and investor so I definitely pick out all of the finishes in the home as you mention!  If you are using a design professional (an interior designer, architect, etc) that is experienced, part of their job is to select finishes within your budget that complement the overall look you are going for.  As professionals, they may know of products and trends that you may not be aware of.  Also, they will have working knowledge of the durability, sustainability, maintenance, and life span of products.  They can guide you (the investor) in making an informed decision.

Hiring a licensed architect can prove to be invaluable.  Not only will they ensure your renovations are up to the required codes, but they can provide different options on the design.  There are different ways to skin the cat and having a design professional help guide you through your goals and your budget can be a great return on your investment dollar and also provide options that can have the greatest "bang for your buck".

This is the definition of a successful project in my opinion:  excellent design + excellent returns. Well done!

@Russell Brazil Thanks for your comments.  I have not done MFH in MD on my own, however I have had clients hire me to design MFH in MD, however these are in a very large scale (100+ units).  I share your sentiments about the lack of MFH.  I haven't seen numbers yet that makes it worthwhile to do 2-4 units near where I live.  Also, these types of sites are rare to come by in the area.

@Dawn Brenengen Thanks for your comments.   I would love to work on multifamily in Raleigh, but since I am new in this market, my plan first is to do a small flip or small spec home to get my feet wet.  $200k or less.  I hope I can use that experience to build a team and relationships to work with in the future.

@Ben Braddock I have designed everything between SFH, townhomes, and large 200+ unit complexes that take an entire city block in DC. I personally finished building a project of 8 townhomes from the ground up in central PA. Let me know if can be of help with your project. I have provided masterplanning and feasibility study type services that can help provide you options with what to do with your land. I will be in the Raleigh area in a few weeks. Hi All!

I am new to Bigger Pockets, but not new to Real Estate Investing.  I am licensed Architect with about 17+ years experience working with clients in the both public and private sectors.  Over the last several years I have also "hired myself" as my own client and developed new residential and multi-family homes.  In other words, I have obtained financing, bought land, designed homes, built from the ground up, and managed and sold the properties.  I have worn many hats:  Architect, Developer, Owner, Contractor, and Property Manager to name a few.  There has been no better education than to go through this experience to prove to myself that it is possible.  Being at both sides of the table (Designer and Owner) has allowed me understand where I can get the most "bang for the buck" when designing new or renovating existing homes.  

I have done work in central Pennsylvania and Maryland, and for various reasons am looking to expand to the Raleigh, NC - Research Triangle area.  I hope to expand my network in PA, MD and NC so I can find the next piece of land/property to work on!
