Post: funding rental properties

My husband and I currently own 2 rental properties and want to add more to our portfolio. I am working towards turning real estate investing into my full time job. However, I'm having trouble understanding how to fund these transactions. We both are self-employed ( i own one of the largest apartment leasing companies in Philadelphia so DUH, i should own a ton of properties). We have some private money lenders we are looking into because its difficult to get more mortgages because of debt to income I guess. We both have EXCELLENT credit and both rentals are positive cash flow. My concern though is when its time to refi these rentals into standard 30 year loans, won't we still have the same debt to income issues? will we be able to get refi's for these? I don't know anything about commercial mortgages but is that what we should look into for these? We also flip houses but that is a seperate business with another partner. Any advice would be helpful. 

Looking for anyone that knows lenders that offer large Lines of Credit for investors. I am flipping homes in the 250-350k range and need a lender that will offer a Line of Credit up to or more then 1 million so that we can flip more at a time. I have about 200-300k in collateral and have several houses that I have offers out on and need funding. Please don't respond if you offer extremely high rates, terms, etc. Thanks

What are your rates? terms? etc.? looking for loan under 200k, would your firm finance something this small?

Need to find a good private lender in NJ for some flips and some buy and hold deals I am working on financing. Refinancing some other investment props so will have some liquidity in about 30-40 days but need to buy a property now!

I bought a property in November 15, 2015. It was listed for 145k as an estate sale but got it for 100k, put 20% down and our current mortgage payment all in is $860 a month. I put 20k into the rehab and have it rented for $1600 a month. The property is worth at least 160k now. I want to buy more properties. Should I do a cash out refi, or is there a way to get a HELOC or any other way I should do it to pull some money out for another property. Thanks in advance for any advice!

looking to start flipping houses full time. Have done a few in the past and have some rental properties. We have excellent credit but my husband and I are both self-employed so its difficult to prove income and we don't have a lot of cash to put in because we recently just bought a buy and hold property that needed some rehab that we paid for ourselves. I see a ton of companies online that offer "private lending" or HML. Does anyone have any experience with them? Or any recommendations on which ones to use? thanks in advance!
