Not sure I can help you with that, just a word to the wise always ask what flood insurance is and if the house need to be raised. Many houses on barrier islands need to be raised, and flood insurance could eat up all your profit.

It's hard to say, I know my family has had to move a fence before because it was on the property line but that is New Jersey. I've been told by a guy from the mid west (Indiana I think) that where he lived if a fence that is close to the property line has been there for more then 30 years then that is the new property line. I believe they call it "Prescriptive Easement". Probably best to invest in a consultation with a lawyer or zoning officer.

Not a single place in New Jersey that I've found where it is legal to place them on public property (Trees, street signs, etc). There are even towns that won't let you put up a sign for a lemonade stand or garage sale at the end of the block. That being said there are some municipalities that will let you buy a permit to put up a sign, generally on a per sign basis.

There was a BP Podcast where the guest had a property with cell towers on it. As well as a good post analyzing a cell tower deal in Phoenix Arizona.

Where to buy is quite subjective, and everyone has their own opinions on it. Your best bet is to add a budget and add some more information like if you will be self managing or using a property manager. I also see that your from Brooklyn, if you where to invest there what would be the least safe neighborhood you would be willing to invest in. That way you will get a better answer on where to invest in Newark.

@Tyler Brown I have been looking into Wilkes-Barre as well because I have family there, my uncle is actually a painter in town. The problem is with the sub 55k multi-families in the area is the old housing stock and all the problems that come with them, as well as restrictive rental laws. Be careful about the allure of cheap real estate and have a good home inspector. My uncle told me that almost every pre war building he has painted in the area had asbestos wrapped pipes and decades old boilers just as one example of a large capital expenditure. I'm not saying don't do it, just that what your realtor is saying is turn key may not be, and may even be illegal to rent in its current state.

@Tyler BrownWhy 40-55k? That is the real question, maybe you need to pick up a copy or "Investing with low and no money down". MFR for 55k would mean 27.5k per door, even in Wilkes-Barre isn't that easy.
