   @Jeremy Rivera thanks for the input. I agree with you 100%. I feel that the numbers need to work bottom line. And for the prices that the houses are going in the black rock area the ROI is not worth it. But if I was able to pick up a few property's that need work in the not so desirable areas for a great price and made them stand out with a nice outside paint color and clean interior the chance for a good cash flow is there. I'm working with a real estate agent now (no commitment) and he's steering me away from this idea. I believe the numbers just work better in those areas. After expenses if each unit can cash flow 300+- managing the property myself I don't care where it is .

Thanks @Craig Bellot . I was planning on managing the property's myself until I hit around the 9 unit mark. Do you have any suggestions for a good management company for that area ?

  Yes I did think of that also. I was figuring it would be like any lower income area.  Of the research that I've gotten so far it seams the north end of Bridgeport is a little more steady. 

I've been tosing around different ideas for a few months about my next move in real estate. I moved to CT from longisland NY over a year ago. I've house hacked my first property, renovated rented and sub decided the property on my second property in NY and currently own a home in CT about 30 north of Bridgeport. My rental in NY will be on the market within 6 months and then I'm looking to buy a tri plea or four plea in Bridgeport to kick up my real estate game to the next level. My plan is to BRRRR. My purchase price range will be around 60-100k and have a Reno budget around 30-50 depending on purchase price. I've done lots of research and found out that 2-3 bedroom apts go for 900-1350 a month depending on the exact area. Does anyone already invest in Bridgeport ? Just looking for some good blocks or locations there that would be good to look into. With my calculations I should be able to cash flow around 2k a month after refi mortgage and all expenses . Any info is appreciated .

congratulations! Great story. Great motivation. I currently have one single family rental in NY and this year plan on diving in 110% in REI. I'm gearing toured vacation rentals and am happy I found BP in the last book I read. Story like yours are what keep most of us newbies driven and hopefully experienced REI in the futer . Keep on walking faward !

I currently own a long term rental and I'm looking to invest in vacation rentals for positive cash flow. It seams that if you were purchase in the right vacation area there's a possibility for a much higher cash flow income. Would love to ask some questions to someone who is in this specific area of investing
