Lovettsville is a nice area. I don't know how many people work in DC and live out there. It is probably over an hour and a half commute 1 way. But, northern virginia has a lot of work beyond the government. There are a ton of data centers in loudoun county and prince William. There are a lot of people that would make great tenants in that area. Also people are a little less transient out there.

I am no expert, I have only started looking at real estate recently, but to me jacksonville looks like it has cash flow potential, and it is a military town so I imagine a lot of renters.
