Our annual holiday party is all about celebrating success and sharing the stories and deals that inspire us all.

We might also eat and drink a lot.

Come out and meet other local investors/ wholesalers/ flippers/ syndicators/ note buyers/ househackers ect.

Somebody you should know will be there!

Hey Timothy,

House Hacking is a great strategy in this area. I'm an agent and investor and about 80% of my buyer clients all house hack. I'd be happy to talk about the strategies that work best for them. A lot of my clients buy in Alexandria because of the strong rental market and laid back laws on short and midterm rentals. 

I've had clients rent by the room short and midterm and covered their entire mortgage. If you don't mind a little more management, renting by the room and midterm can bring in a lot more revenue than renting just the basement or other unit if you get a duplex.

 Yes, I host a monthly meetup in Reston called GRID investor. We meet on the first Tuesday of every month and I've made a lot of great connections and done deals with a lot of people I've met in the room (I've been going for over 3 years now and only started co-hosting it this year). We are having our end of the year party on December 10th from 6 to 9pm if you can stop by, I'm always happy to introduce you to members of the group :D

I am an agent out of Ashburn, and you absolutely don't need to give an EMD on every (or any) "offer." Once you are under contract you will need to put down an EMD (And I will say a $1000 EMD on a Northern VA home is extremely low, it's usually closer to 1%, that doesn't mean it can't get accepted.)

On a side note, as a wholesaler, why not offer directly to the owners or their agent?

There are other, and probably better, ways to fund your real estate portfolio growth than borrowing money from your spouse's parents or "partnering" with that sketchy guy your friend knows.

This event focuses on the process of finding, attracting and leveraging "other people's money" so you can do bigger deals and keep more of the profits… no sketchy guys needed.

It really depends on the month. We usually have between 30 and 50 people come out. Usually everyone there is an investor or an investor in training. Usually a handful of private money lenders, mortgage people, property managers, many agents and tax or 1031 people all come out. Probably 1/3rd of the people there have real estate investing related day jobs and the rest have normal w-2 jobs. Everyone is there to learn/talk investing. 

We also do two events a year where about 150 people come out. I'll probably post those here too.

Hello Jeff :) 

Yes, I did get a license, I did get hired, and now I am 2.5 years in the business and loving it. I helped 19 people buy or sell a home this year, and 12 of them were investors (the main reason I wanted to become an agent). It was the best decision I made. I'm happy I took the leap of faith and went for it.

Also, I was like a month removed from probation when I got licensed, so you should be totally fine.
