What are some of the best places to invest in real estate? Where would you invest for rentals over flips, or other strategies for that matter? are some of the high end places better or are smaller towns better? Where do you personally invest, and what have you learned from that area?

Is there anyone that is investing in high end areas such as hollywood? Would love to here some insights.
