Welcome, David,

There is a TON of good info on this site.  I also recommend reading everything you can get your hands on.  I recommend that new wholesalers read and study "The wholesaler's Bible" by Than Merrill in addition to all the great info available on BP.  Feel free to call me if you need specific guidance.  My phone number, website and email are in my member profile.

I second that. I have it on audible and listen to a couple times over. He does E Myth Real Estae Investor to where he talks about some similar concepts and goes further into others.

  • Strip Malls in Atlanta Area, Georgia: between $1M to $6M
  • Small Strip Malls in Atlanta Area, Georgia: Under $1M.  Preferably Henry County or South of the Atlanta Airport.

I see 2 in Cobb every day. 30064 I think.

Over the last year, I've been saving up money for my first deal, and have yet to do one. When I first started on the site I felt that I had nothing to offer, yet. After reading the forums and listening to almost every podcast, I started posting and answering people's questions both about my market, and based on other people's experience. Because of this, and posting over 500 times now, I've had dozens of people reach out to me, to ask if I'm interested in deals, on 10+ email lists for meetups, and potential partnerships. And I've met a bunch of people already through the site. All of a sudden, deals start coming to you once you have those relationships. Even if you're a newbie, learn and post in the forums and the relationships will start blossoming, which turns into deals, which turns into profits. Jump in and do it.

I have people message me about deals or want to partner up on mine that have no posts at all. It's a big red flag. Not one. If you have at least one, your this is me introducing myself then you're good. And you want me to think you've done tons of deals but not once posted them in the market place.

no. That's what I do. And if you post it as if your the seller, you'll get wholesalers sending you low ball offers. I'd also include words like ARV and how much money they'll make. Oh and how much off retail price it is.
