that's great. Thanks for the info. Will the mobile home have a title like a house would?

How do you target mobile homes or do you just mail out to areas where they're prevalent?

I hope there's not a list on list source called mobile homes.

the gurus sell leads until they become really famous. I mean infamous. I get emails where they sell the leads from their subscription device for 5 cents below what list source charges. You know it's a scam when they have a timer.

I use it and it's better than buying the usps and then checking it against tax records.

You just plug in a city, zip, or county and can select commercial or not. Easy.

welcome to BP.

Partner up with some one local, whether its a wholesaler or a contractor. Probably a contractor as they can give better estimates on the repairs and then do them for you.

Look on Angie's list. Well how did I you get the houses you have?

I use FMSN because it's better but in listability go to vacant houses and pull a list of just your city. It should be .40 cents a house. These are just vacant so some might be HUD or REO. That's why I use FMSN as the remove those.

Listability is hard and buggy but they have a better list. When you get it sort by house owned and delete the ones who own 21+ houses. Those are banks as when most get their 21st house they form an LLC and are not motivated to sell.

there's list source and find motivated sellers now but those don't fall into your budget.

I would get vacant leads with high equity and only spend $100. Use listability.com and use click2mail.com to send out postcards.

I would target my city and only mail out 225$ worth of leads the list then repeat for the next 4 months. Repition and consistency is key.
