don't charge a fee. Do it as a double close. I would tell the wholesaler about this and split the profit as a double close. You'll make less but you need to cultivate a relationship with the wholesaler. Also splitting what looks like 60k is not bad for only meeting with a buyer  

I've geard were one wholesaler gets a deal and wholesales it to another wholesaler who wholesales it to the end buyer

Absentee owners with equity is a good list but if you want to reach those other owners with equity, just mail to all the owners with equity.

I get a good return on just absentees. If that ever dries up I'll switch over to all equity.

I use freedom soft too. It's a really great real estate centered CRM. Like other CRMs it brings in all of your customers while separating them into buyers, sellers, properties and contacts. The best part is if you don't have a real estate license it has a built-in comparable sales area where you can run cops that are mostly accurate. 

The bad thing is that once you buy into the program they really try to upsell you with extra add-ons like an automated offer by or they nickel and dime you with seller leads. It's just not really worth all those extra add-ons but at the base price it's really good. 

I recently watched show 91 of the podcast and the guy on their uses a bunch of other programs that do the exact same thing. I'm gonna look into that but you can get all the information on it at biggerpockets.com/show 91

Your local REIA should have a Have & Wants meet. Go to those and network but also write down what they want. Find it for them and bring them value. Obviously collect a small fee of some sort. You'll learn what properties make money by what deals they move on.

well let me just say, I'm sorry to hear that. So let's help you find some deals so you can make it back here. 

What do you look for in a lead? Give that to them. I look for any and all info on the lead. Also what is their mitigation for selling. I think that is the most important part of the lead. If they don't have a need to sell them they aren't going to sell it.
