@Jared Hottle... Thank you for your expertise! I'm going to also look more into turnkey properties but I'm aware that's a nice percentage taken out of my expenses so I'm weighing any and all options.

@William Arrington... I wish I could move out of my primary but I'm stuck in it for a few more years ( I used a different lender with great rates) and if I were to leave my primary early I would be charged a hefty fee.

What's up BP! So I'm looking to get into an investment property within the next 60 days (🤞🏼) preferably a multi-family. My issue is, I'm stuck when it comes to knowing what course of lending to go with (I have excellent credit, no consumer debt) but don't want to break the bank and I currently live in my primary.

I have heard a lot of negatives about hard money lenders but I want to learn more about the process. Can anyone give advice, tips, experiences on HML, and would you recommend this for my first investment?

Appreciate ya🙏🏾

@Brian G. lol to the mentoring fee. I definitely appreciate the advice, I'm still planning out my strategy because my goal is to do this full time so yes at some point I'll have to dig into finding a mentor. Until then, advice from you and everyone else that has commented is everything!

What's up everyone. Has anyone here invested in a mentor and if so has/did it help you reach your real estate goals? I'm on the fence about paying for help so any advice would be greatly appreciated 🙏🏾

Thanks

Can anyone point me in the direction of how to go about tax lien investing, what to expect at an auction? I'm looking to finally execute and I'm stuck overthinking the process. Any feedback would be greatly appreciated 🙏🏾

New and serious investor here! I would like to know if tax sales are a proven way to start in order to begin collecting income right away or does a more traditional property make more sense? Thanks
