Tom, they exited the over $300K submarket here in DFW last year because that market has been in a shift, and they must not want the exposure. The reason to sell to them is if you are, for whatever reason, more concerned about the speed of the transaction than what you net, and your home isn't attracting investors. However, they are still home investors like us. If you want to sell the home fast and net the most, you must be priced right and on the MLS. I've never been beat by them for a listing. I've always demonstrated to the Seller why the numbers work better for them by using me.

Hi Nick.

I'm an agent in Arlington.  It's a complex investor market here.  Lots of factors to consider.  Lots of little sub-markets.  I'm happy to connect.

You would need to join both boards if your plan is to operate in both areas. Obviously you must have access to both MLS's to see what's listed. Not as obviously, Buyer's Agent Commission is only offered to MLS members. Meaning that if you are only a member of HAR, and you represent a buyer on one of my listings here in DFW, I'm not required to pay your commission unless we have negotiated that before you ever show the listing. The Supra boxes are owned by each board. They won't want you using them out of area.

Welcome to DFW.  It's a huge area with many different lifestyles to offer.  Have you narrowed down/eliminated any sections of town at all yet?
