Try a local bank. I just did a refi/rehab loan with one in my area. They paid me my purchase price plus 100% of the rehab cost. Interest rate is 5.75%, 5 year ARM, 20 year loan.

I had a real estate mentor who said that he had been at a RE conference where the speaker asked for all those in the crowd to raise their hands if they had been audited.

Out of a crowd of 200-300, only 2 raised their hands.

The more deals you get under your belt, the more your comfort zone grows, the less fear is an issue. Fear in a sense is a good thing too. It can keep you from doing something stupid.

I agree, check with local banks. Huntington wanted six and twelve month seasoning for any refi. I checked with a much smaller local bank and got way better terms and options. I still like Huntington for their HELOCs tho..
