I will take a different approach. It is the CORRECT way to set things up, and if you can afford the upfront costs, do it now, you will thank yourself later. Take time in building your portfolio having peace of mind that you won't have to change things later. 

The last two updates I made to rental bathrooms were replacing tile with LVP. 

I give a gift card each year to the primary tenant. This year it was a Target gift card ($25).

Acquire 3 more properties, unload an underperforming asset, and continue to stay healthy.
