Does anyone have any experience in converting a 2 family property to a 3 family property in the city of Boston? Or adding units in general? Specifically zoning and permits required.

A private investor has completely paid off home worth roughly $300K,a well funded 401K, no debt. They do not really have any liquid cash. They will fund the majority of the project and I will provide site supervision, scheduling, and deal with permitting. My question is, how do I tap into this? Home equity line of credit? Just go to the bank with the investor?

Any help would be appreciated.

Can a general contractor obtain real estate professional status? Beyond renovating and building properties for resale or long term holding, how could this be done? For instance, would it could if a general contractor provided services to brokers, real estate agents, or other investors?

I'm in the position to buy a single at a great price. Just in looking, it didn't seem like a lot of singles up for rent so I was curious what that market was like.

Right, really the deal would have to come at or under $300K in the Boston suburbs for it to make sense to a potential renter I'm thinking.

Is there a market in the Boston area for single family rentals? I'm curious why someone would rent a single family in lieu of buying one?

I appreciate the comments. I guess I was looking at the fact the firefighters in the area work two days a week and many of them have companies on the side because of the amount of off time.

My current profession is all consuming and leaves little time to do much on the side.

Thinking about leaving my job as a construction superintendent (pretty well payed) to become a firefighter as way to be able to spend more time working in real estate. Thoughts?
