Recently moved to Atlanta. Anyone know of smaller towns outside Atlanta that one can buy less than 150k houses in B areas that cash flow for rentals? Assume I can put 25% down. Thanks !

Yes, our city/County it's ironic that they for years have been poor money managers that have continued to operate at a deficit, but in their infinite wisdom they don't mind also over extending their authority to make other counter productive measures to hurt our pockets as well. Actually, maybe this is not ironic at all. Based on their track record, this is to be expected.

It's not all gloom and doom however. There are still some good returns to be had. Also, there are a couple of property managers that have gotten efficient & specialized with Air BNB. This has opened additional investment opportunities as the numbers are pretty exciting if you purchase in the right location.

BP only lets me upvote this once, but it deserves 1mil likes. CoG is nuts. I'm considering moving toward the outskirts to avoid GRU alone!

Many are doing just that. At the very least people are moving out of GRU territory to where either Clay utilities or other electric co ops are available.

What is the issue with GRU ? I’ve not heard anything negative about them. I mean it’s utility how could they be that bad ?

I called the city. They said to email them. I’m not going to let this go. This inspection report is ridiculous

Anyone got one ? Just got mine. Total BS.  lesson learned I should have been present but I live 6 hours away. I knew when they started the LL license they might start pulling this crap. I just spent 7k on new windows and 5k on a new AC last year. No good deed goes unpunished.

The city of Gainesville is about to run head on into the law of unintended consequences. I can afford the list they gave me no problem. But poor LLs? And other LL will increase rent also hurting poor people. Total BS

Hello All !

Buying a flip house in the city of Atlanta.  They pulled an addition permit, electrical, HVAC, plumbing.  electrical, plumbing, and HVAC all show "passed" in the Accela system.  The addition permit also shows "passed".  But the addition requires a CO from the city.  Anyone know if it is merely paperwork for the city to issue the CO from this point after passing all the inspections?  Do i have any risk closing prior to receiving the CO?  See snip below.  Thanks to anyone that can help.  Really tired of living in this AIRBNB haha.  We have clear to close and all are ready to close.
