I would try the expeditor too.  I mean they may cost a bit.  But so is holding cost :)

Hello!  Finally got a contract on a house for our family to move in to.  

Wife already planning some projects.  House is four sides brick.  Wife wants to make a window on the front and side of the house larger.  So two new bigger windows, cut brick, reframe opening, re flash/water proof.  Anybody done this before and have a referral?

Thank you Jason!  Curious why you chose Gatlinburg?  As we both live in the same place.  I'm guessing because it is probably more of a sure thing with higher occupancy and more cleaners/handyman companies etc?  Tons of year round tourism?

Overall I'm a bit nervous though.  Just moved to Atlanta.  Doing a 1031 exchange and buying a personal house.  Talking well over 1m in real estate purchases in the next two months.  See so many real estate investors saying don't buy right now.  It is what it is i guess.  i can afford it.  i am buying long term holds etc.

Want to be close for both some personal use and being able to do some work myself.  Yeah i know Gatlinburg is a great market.  I am considering it for sure.  I think it might be a sweet spot for my price range.

When i said blue ridge i mean the area not the city.  Although i am considering a blue ridge city airbnb if the numbers work.  My ideal place in the blue ridge area would be on the toccoa river.  or with a nice mountain view.  something that i could charge a little more for per night.  and get better occupancy.  

Oh yeah self manage for sure.

Cool!  We actually just went up to an Airbnb in Cashiers at the beginning of November.  Real close to Franklin.  We are looking for cash flow mostly.  And proximity to Atlanta.  Our 1031 is at 550k.  So i need to find one or two properties in that range.  I love NC, but i'm worried it might be a little to far from me.  We are ITP.

Hi Billie,  I'm starting to get knee deep in research myself.  We are approaching closing on sale of an investment property and are looking to 1031 in to an airbnb cabin in Blue Ridge.  We live in ATL so Blue Ridge seems to be the place to do it.  Around an hour away.  I'll connect with you and see if you want to chat...

I'm new to Atlanta.  I've worked for home builders in the past.  Regarding the glass shower door.  If it were me - i'd call a company that specializes in this.  They come out once and measure.  Then come back with the material and install.  I don't think it's real expensive.

any body got a referral for banker on a jumbo loan? have a good broker, but they don't do Jumbo's. Thanks!
