That's a broad request.  There are hundreds on PM Lenders here.  Do you have any sort of focus?  Do you have a region, state or location of interest?  What type of PM loans are you looking for.  The more focused you are in your requests, the more accurate the results and matches.

The Eugene/Springfield Chapter of Oregon Real Estate Investors Association does a lot of Zoom.  We have folks join in from Portland, Salem, Corvallis, etc.

Justin,
It sounds like you are considering adding the queen to the loft area, along with the sleeper sofa remaining.  If the loft area reasonably accommodates both pieces of furniture and still provides a living area that flows, why not?  

Beds and occupancy are based on the space itself and the architecture of the place.  Also, even though a party can be thrown anywhere, party groups are more likely to book 3-4-5 bedroom places vs.a 2 bedroom. 

As a Host, you determine, AND list prominently in your description the total booking occupancy.

That is AWESOME advice and spot on!  I explain this all day long with 2-3 new Hosts each week as an Airbnb SuperHost Ambassador (paid by Airbnb, free to new Hosts).  I concur with each comment.  

Might I add: have a street view shot (as in "what are the new Guests looking for when they pull up?").  One shot coming up the walk.  One shot of the front door.  And yes: the pictures should form, sequentially, a walking tour through the property (building on your "flow" concept).

No only are you correct on each item, but I can't stress enough their importance and significance.  A new Host might not be able to do every item initially, but they can make use of the concepts as they continue to grow and improve.

Don't know if I'm interested yet (need more info), but I'm curious.  Still trying to understand your scenario and your ask.
Do you currently have a primary residence?
How much equity?
Do you need to sell that to purchase the next, or are you going to rent it?
What are the logistics that you are trying to maneuver?
