Anthony,

Everyone above had a question about what the opportunity is and what you are trying to do.  The more you learn, as a new investor, to succinctly lay out the salient points of a deal and the strategy you are trying to pursue, the quicker everyone can cut to the chase and match advice and resources to your needs.  A seasoned investor can illustrate an opportunity in one well written paragraph.

Your "ask" or stated case is extremely vague.  The more you are able to illustrate the salient points of a deal, the more folks will be able to weigh in, offer advice or even connect with you on an opportunity.

Use an attorney. Develop a real estate attorney relationship.

Glad you found @Dan Gandee.  If you can mange to get even a little of his advisory time; it's worth it's weight in gold.  And I'm not overstating.  Over and above titles like "agent" or "broker", Dan Gandee is a real estate STRATEGIST.  He can slice and dice a deal a dozen different ways.  He primarily works with investors, either building or liquidating portfolios.
"One of the sharpest real estate minds in the business" (and even a nice guy to boot!)

p.s.Yes, I am prejudiced, but only because Dan has made me a lot of money and helped me avoid even more headaches!

Seriously, you will have to get real specific when you start filling out forms with a lender.  Get used to breaking down a deal and a ask with specifics.
