Does anybody have an HVAC contractor they can recommend?  Need to add a bathroom exhaust fan to a ranch and general A/C service.

Great info so far and I'll throw one more in the mix.  My wife and I recently purchased our first investment Duplex in Columbus, OH and have inherited tenants.  We set up a business checking through Chase and have our tenants pay with Quick Pay through their email.

Pros: zero cost to tenant or landlord; No lugging cash; Cash pay simply through your email and it's a One Way system (money goes in but can't go out this way.

Cons: must have email savvy tenant with checking account; if tenant has a non-affiliated bank, it may take longer to process (3+ biz days); $2,000 max received per person so if you are in a higher rent area, this may be too low

hi @Robin Croen, it's funny you mention that because I had the same question today. It seems like something that was possibly overlooked when the BRRRR calculator was developed. Unless you have inherited tenants, it's unlikely you are getting any income during the first "R" of BRRRR. It would be nice if the calculator backed this out and until then, I'm going to manually account for this on a separate spreadsheet.

Thanks @Justin Taber; it's a nice, quiet and hidden community (much better than some of the other duplexes I've checked out further south.  I look forward to managing these first few units to figure out what I'm doing before getting a PM.  

Quick question: what are your thoughts about lawn service on a duplex (basically side by side)?  From talking to other buddies, I was just going to account for $70/month for lawn care roughly 6 months/year.  What are your thoughts?

@Kurt Dieringer; based on my Pro Forma (which is never wrong! ha ha), I should be in good shape.  The seller realized how low the current rents were on this unit compared to  market so there is room to grow.  Fingers crossed that my investor inspection goes smooth tomorrow.
