Quick update!  I'm in contract on my first duplex in Columbus (43229)!  Doesn't need much work and inspection set for Thursday!  If all goes well, should be able to cash flow $500/month.  Hope to lose my "newbie" handle and get this first deal squared away!

Hi @Robert Ellis, sorry to jump on this one after the fact.  I attended the COREE meeting tonight (at Double Tree near 23/Campus View) and I was definitely impressed.  Since this is their kickoff meeting, it was a pretty big crowd (100+ like you mentioned).  Based on advice you shared with me in the past, I did meet a couple flippers, wholesalers and some retailers (as well as a couple hard money lenders).  Thanks for the suggestion.  This is a well run group and I went ahead and joined.

I'm a newbie in the Columbus, OH area and wanted to get some insights in working with with GC's. I have a few that have been referred to me and wanted to survey BP for the best way to interview/screen them. My strategy is to buy/hold SFHs-Quads. All of the properties I've analyzed seem to some work (more than lipstick on a pig) but I am avoiding the total gut properties Is it worth making initial intro/grab coffee to meet the new GC before I have a property identified? What are the best questions to ask them? How do you keep them on task and what recourse do you have if the consistently blow up the budget/ exceed timeline? Thanks in advance for your insight! Robert Ellis I wanted to update you on the CPIA meeting I attended last week. It was a decent event with mostly newbies; 2 investor/realtors in attendance with what seemed like decent tenure. One challenge I had with the meeting (and I think Josh and Brandon would cringe at) was that is was very "guru" focused. If you sign on with the guru (he who must not be named) and split deals with him, you'll eventually learn and figure it out. For $5,000/year, you could earn X. I'm 100% opposed to that approach and would rather spend money on books, late fees from the library and meeting up for coffee. I will check out the January COREE meeting (Dec is holiday party focused).

@George Emmons Thanks for reaching out, George!  For now, I'll be focused in the Cbus area. Once I figure out what the heck I'm doing and get some battle scares, I may explore the Cinci area.  If so, I would be 100% looking for a solid Property Management team.
