Can someone give me a step by step process that I should do!!! I really want this property! But Im such a newbie BUT I BELIEVE IN MY SELF!!!

IM A NEWBIE!!!!! I recently just mailed my first few direct mail letters last Friday and to my surprise I got a phone call today. I was still sleep this morning when my phone rang. Anyway I answered and it was a gentleman who received my direct mail.

He told me that the homeowner of the home had died some time ago and he was either the administrator or executor of the estate (I was half sleep when I talking to him this morning). He also told me the home owner had died without a will and their where some heirs still around. He pretty much gave me a gloomy story and then we got off the phone.

I REALLY WANT TO MAKE THIS WORK FOR ME!!!!! What are the questions that I need to ask him!?!?!? What do I need to do!?!?!? I really want this property

I'm a newbie looking to buy the very best book on how to do short sales step by step and then how to sale the property!!!

If you have read an awesome how-to book on short sales please respond with the name and author.

I was reading where some investors use a letter of intent before putting a house under contract.

Does it help?!?! What are the pros and cons of using a "letter of intent" and is it even necessary or a waste of time?!?!

I'm a newbie! I want to wholesale this property I found! It's vacant and it's an eye sore! The area is ok (below middle class but not exactly the slums either) . Anyway there are county and city taxes owed on the property ($7k)

How do I need to go about trying to get the peppery under contract and how would I set this contract up?!?!? And how would I market it to a seller?!??
