Congratulations @Josh Dorkin and @Brandon Turner. From signing up and reading around the forums and listening to the podcasts. I'm thaankful to being a part of this community.

My goal for 2014 is to purchase my first real estate. Read up and be more active in BP. It has been a wealth of knowledge in the last two weeks I've been on here.
Pay down consumer debts.

BP, played an amazing role in their articles, podcasts, and most importantly the community that is on here.

I am looking to use my VA Loan to own my first property. However, I do still have debt 25k which composes of an auto loan and consumer credit card.

My plan is to purchase a 3-5 bed room home. I would rent out the extra bedrooms. I wanted to wait till I either till I eliminate my debt and obtained my real estate salesperson license.

What would everyone suggest to someone who has a debt to income ratio of 32%

for allied is it self paced? or is there a timeline? ie, complete the exam for the license in 8 weeks?

Having lived in SoCal (San Diego area) I realized I want to do buy and hold. After reading this thread, it feels as if flipping houses would be a better start. Also to have a solid plan before starting.
Quick question though, what is everyone opinions on purchasing property in Carson, CA?

Just subscribed, any highlight episodes worth checking out first? or should I go in order?

@Ali I'm an aviation administration. more of the clerical and system analyst for our aircrafts. im limited on my ability to fly due to being color blind :(

@Will haha, crazy traffic held back by cows crossing and negative on being a helicopter pilot. those are the best aircrafts in my view

My name is Mike, I'm brand new to the real estate business.
Background consists of helping my Uncle renovate a home in Jersey prior to joining the USN.
I took one real estate class in San Diego Community College about a year and a half ago.
I'm from Jersey originally, but am currently stationed in Lemoore, California.
My occupation deals with in the field of aviation. Objectives in relation to real estate is to own five rental properties. Learn and share my knowledge of real estate.
I stumbled onto BP, from doing a background search of a free real estate event. After reading the response of others about the class I realized the wealth of information from contributors. Still reading more about the site, it was only the smart choice to sign up and become active.
