A DSCR loan is a great option. Definitely talk to a few different lenders and compare offers. Costs on a DSCR can be expensive, and some lenders require a prepayment penalty. If you are planning on selling the property in the near future, look for low origination fees and no prepayment penalty.

You can do a cash out refi after you have owned the property for 3 months. You can borrow up to 75% of the ARV. Feel free to reach out if you want to discuss your options.

For the $55,000 loan we lend in about 40 states, what state are you in?  With a minimum loan amount of $75,000 I can help everywhere but ND,SD, and NV.

You may be able to qualify for a bank statement loan.  There are programs like this that do not require  2 year history of employment.  I sent you a message and would be happy to discuss these options with you.
