Amy E. So the rental house isn't your home?? Just my opinion but not putting in Windows is just asking for higher heating and cooling cost even with good caulk. Seals around windows go bad and leak but may appear to be ok. In my opinion I would rather spend a little now to save down the road. Especially with building materials like windows because you never know when prices will increase. Good luck!

Matthew Paul agree 100%! We get ours from a contractor supply house called modern builder supply, not sure if they have any in your area or not but is good place and priced well. Good luck!

Vinyl plank is the best in my opinion! We use it a lot. We usually get 4mm and get it from lumber liquidators, reasonable and they will work with you on price depending on how much you are buying. Good luck!

I'm sitting here eating a cassanos pizza as I read your post. Am wondering if you are doing any work yourself or contracting it all out? I know the bathrooms I redo in my rentals in Xenia I do myself with little assistance from my plumber. I usually gut bathroom to studs and have plumber replace any galvanized or cast iron plumbing with pex and pvc, make sure exterior wall has insulation and plastic, check my wiring and move if necessary, install new fart fan, new drywall, tub, vanity, medicine cabinet, towel bars, usually run tile from top of tub to ceiling, new toilet, vinyl plank flooring. Takes me about a week and including paying my plumber and all materials I can do it for $1500 or little less. My thoughts on changing plumbing out while I have walls open is I don't want any problems down the road. Pex and pvc are cheap and easy to work with and well worth the peace of mind that u shouldn't have to worry about any plumbing issues for very long time. I usually get my materials from lowes, have a business acct and they also do what's called a "qsp" if u ask them and it gets you discounts on your purchase. Get my vinyl plank from lumber liquidators and it is awesome as well! Waterproof and can't hurt it! Get the thicker one, 4mm, I do not recommend any 2mm. If u aren't doing the work yourself then be prepared to spend some money with a contractor. There are things you could do yourself to help with costs and that is something you would have to tell contractor. Figure out exactly what you want to do and go price some materials yourself so you have an idea of what they cost that way when you get estimate from contractor you already have an idea of what materials cost and what his labor is gonna be. Hope this helps and good luck! Also use decent fixtures like moen, again just peace of mind, may cost a little now but will save you in long run I believe. Good luck!

30" definitely better in my opinion. Most people can't reach that high anyway so more than likely it ends up being wasted space to the tune of $500. If you took soffit down and still went with 30" and put crown molding up that gives it a higher end look for way less than $500. We have done that numerous times in kitchens. Good luck!
