We use all new in our rentals for a couple reasons. Warranties on appliances, knowing they are new and that there shouldn’t be any problems, and we can get max rent for supplying new appliances.
Call water dept and get a 12 month average for the unit then add that amount to rents. Seems the easiest and cheapest route. Good luck!

We have a house we are getting ready to start work on to flip. We plan to use a gray paint in walls with white trim, dark vinyl plank throughout except bedrooms. We typically put carpet in bedrooms and the best way to describe carpet color I guess is calico?? It's has tans and browns so nice mix and looks real nice with our typical tan walls. Was wanting to do gray walls this time and need help with carpet color now. Thanks all and good luck!

James Joseph we usually go to hhgregg and get package deals on whirlpool or fridgedaire. We have had good luck with both brands and prices are pretty good. Hope this helps and good luck!

Anthony Smith in my town if the city has papers on window you can get ahold of the city nuisance officer and get info from that person. They will have names and numbers and can probably tell you what the story is with the house. They usually have lists of all the houses in town. Sometimes if you ask the nuisance officer to waive the mowing fees they will, but no guarantee on that. Hope this helps and good luck!

Shawn Ciesiulka we put brand new fridge, stove, otr micro, dishwasher in each of our rental houses. We have found that in fact we can get a little extra for supplying appliances and the tenants do appreciate it if there are already appliances in place. I also like doing this myself that way I know what is going in my houses. To me if tenants are putting appliances in house I don't know condition or quality of them and therefore may become an issue at some point. Hope this helps and good luck!

David Noskiewicz BRRRR is a strategy of buy and hold. Buy Rehab Rent Refinance Repeat To use this properly you would buy a house cheap say $30k then put maybe $10k in rehab for total of $40k, rent it out, refinance it and get your money back out that you initially invested, the $40k, and hopefully a little more, then repeat process on the next house. Most lenders are only going to lend 65-75% on the ARV (after repair value), so if you have $40k invested and you are hoping to get your $40k plus maybe an extra $5k when you refinance then the house would have to appraise for $65k and going with 70% of that you would get $45.5k to then reinvest in next property. Of course now you will have a mortgage payment that hopefully your rent will more than cover. This is a very good approach to buy and hold. Hope this helps and good luck!
