It feels to me looking at the numbers a 350k home in both seiverville or PCB you end up netting a little bit more in Seiverville if you self manage, due to the lower overall expenses, taxes and HOA do affect what you net. Of course i didn't factor in needing a new roof or something either which will eventually happen. So maybe it pans out over the course of 5-7 years of the investment. I'll be running numbers and keeping data on this so i'll give you the breakdown in 5 years lol!

We are closing soon on a Cabin in the smokies, and next up is a condo in PCB so we have done research but aren't in there yet. I think you will find they have all the info you need.

Yes, I had 2 psychotic mutts that decided they didn't need to pay rent after 8 months. I decided to disconnect their electric and water, then I gave them the phone number of a person that was starting their very first STR. Got rid of my problem tenants and got rid of my competition. They stiiffed her too. One of the psychotic mutts ended up in a mental institution and his wife divorced him while he was in there.

There are days I come to bigger pockets not to learn about real estate, but to just see what in the heck you are up too. You need a TV show with all this stuff.

 The place i posted above had some right out front, pretty sure they were less than 300$ they were pretty bright colors though.

I was in Seveirville last week for inspection on my cabin and while i was driving noticed this place:

I stopped in and the guy seemed ok, they just moved from a smaller place to this newer larger place so they must be doing ok. They have a ton of what they call "commercial grade linens" and a ton of furniture too. A guy from cabins USA was in there picking up a large order of towels and a sofa so they are doing business with some of the larger companies. Not a recommendation because I haven't done business with them but something to maybe check out and consider. They are a little ways down wears valley road.

I looked into this back in the spring. Long story short the prices for condos don't really align with the shorter season and there are much better places to invest your money to get a better cash on cash return in my opinion. The other item was some weird tax situation with out of state folks something weird that they do. At the end of the day it just didn't seem worth it. I'll still visit, but we will take our RV!

 I am looking too for a cleaner, the one's i've contacted aren't taking on new cabins. I'll keep working it, but if anyone has recommendations feel free to shoot me a message.
