I am a real estate broker here in Hilton Head.  I also have a real estate company in Wisconsin.  Vacation rental income is a tricky thing.  The return here in Hilton Head is not as high as I could get you in Wisconsin on a traditional real estate investment.  On the other hand you are buying a life style and an opportunity to own property in a great vacation spot that more than pays for itself.  Most investors are hitting somewhere between 6-10 percent annually without counting appreciation.  Hilton Head is still a hot spot for vacationers and our season seems to be getting longer each year.  It is a great market to flip in, but you need to have good local help for that to be successful.  Let me know if you would like to chat more.  We have a property management company, so we can run scenarios and numbers for you too. Our main clientele would be investors.
