99% of guests have good intentions, but what about the other 1%? Is reading reviews and asking a few questions enough to prevent thousands of dollars of damage or lost revenue?

This Meetup will cover:

-14 risk factors to consider before accepting a reservation

-Canceling instant book reservations without penalty
-Using house rules to deter bad guests and give you leverage
-Payment fraud prevention on channels where hosts take payment, such as booking.com

Our featured speaker, Mike McKay, manages 13 properties in Jersey City and has hosted over 3,000 guests. After dealing with several incidents, he developed a guest screening system. Since integrating this system, his team has almost eliminated all problem guests and fraud.

How do you make your listing stand out from the hundreds of others on Airbnb? First impressions are everything and great photos can help you get booked more often. This Meetup will cover:

-Common mistakes to avoid when photographing your listing
-How to light your property for the best possible photos
-Prepping for a photoshoot- Do’s and Don’ts to make the most of your shoot
-Little extras to have ready on shoot day to make your listing’s photos pop

Our featured speaker, Joe Comfort (www.joecomfortphotography.com), has 7+ years of experience and has photographed over 1,200 Airbnb listings in four countries. He has photographed some of the best and worst listings on Airbnb and has learned enough tricks to make any property look its best.

April 15th is just around the corner, so we'll be bringing an accountant to give short-term rental investors and Airbnb hosts some tips for tax season. This Meetup will cover:

  • Common tax deductions that Airbnb hosts overlook
  • Should you start an LLC or an S-Corp for tax reasons
  • Reporting income on Schedule C vs. Schedule E- Which should you be reporting on and what are the pros and cons of each?
  • How providing Substantial Services, such as daily cleaning, cooking for guests, or giving city tours can increase your tax rate

@Taylor Brugna, CPA is a Tax Strategist with The Real Estate CPA, a virtual CPA firm that exclusively works with real estate investors, developers, and syndicates. Taylor is based in NYC and works with many short-term rental/Airbnb investors locally and across the country. Taylor is also an active real estate investor in NYC and in Florida and focuses on buying and holding small multifamily properties.

Our properties are in an urban area and we do about 25% of our business on booking.com. The back end isn't great, but the key is to become a partner which unlocks a lot of great features as well as a personal representative with a direct phone number.

You also need a good PMS that auto-charges credit cards and integrates with the booking.com API.
