@Mike R. No problem! Agreed regarding PMS's that take a percentage of revenue. My partner and I just had the same discussion that 2-5% is ridiculous when you can pay a flat fee.

I would ask VR Easy if they will give you a better rate for a single or a few properties. Their customer service is great. Let me know if you have any questions. I've been using the software for about a year now.

When I explore a new area for vacation rentals, I use three strategies:

  1. Airdna reports- these give a good overview and are a quick way to know if it's worth more investigations. Worth the $40-$80 in my opinion.
  2. Mashvisor- I export the data to Excel and put it in pivot tables. From there I narrow it down only to hosts with 12+ reviews to weed out the people who only Airbnb on occasion and use this to identify the best zip codes for both nightly rates and occupancy.
  3. Check Airbnb listings with high reviews in the zip codes to see which listings are doing well.

I've used Everbooked and Beyond Pricing and stayed with Everbooked. Overall it works well, but I do tweak a few things manually. I tracked my occupancy and rates for the past year and a half, so I have good historical data to go on.

Avoid Airbnb's smart pricing. I often get double their suggested rate.

I've been using VR Easy for my vacation rentals for over a year now. It syncs your calendar with all major platforms and automates emails and texts to guests, cleaners, etc. 

I have two properties and pay around $12/month per property, which I think is very reasonable. I just checked their site and looks like I may be grandfathered into the old pricing. Looks like the new plans start at $87/month, which gets you up to 12 properties.
