They offer tools to market your home but I don't believe they offer this service for free. There are other cloud based self managed property management softwares that you could look into if you're looking for self management tools, but they are not free though.

I've typically paid 50-60 depending on the size of the lawns. I like that you're looking to run like a business- so either partner up with a lawn mowing company or if you have a PM - reach out to them for recs. Also, if your tenants are doing the snow plowing, are they not required to mow the lawns? Especially with your properties being duplexes, it would be easier for each side tenant to mow their lawns.

@Manan - I see you're from Dayton. I've looked at 5+ unit deals in your area (a few years ago) and I've connected with local credit unions that are open to lending on them. If the current bank doesn't lend on it, I'd recommend reaching out to other credit unions in the area. I live in Indy and as an out of state guy, a few local banks were willing to lend to them, so I don't see why they wouldn't help you as well. It might just be a matter of calling several banks until you get a yes. 


Rates vary for commercial loans, your amortization might also be different - it depends on the bank though, but the appraisal and value of the building depends mostly on the operating income rather than comps. That's the major difference.
