Hello all

If an investor has a few rental properties in California and decides he wants to move to a tax free state like TX how would the income generated from the California homes be taxed? And would you be able to write off losses from CA home if not living in the state? Thank you for your help.

when doing the refi after the rehab. how much do you guys pull out of the property? I currently have a home that I owe about $300k on and am building an ADU in the back after the building the ARV should be around $800k if i rent it out both places the numbers will be around $4700 a month. I could cash out refi around $625k and i would be breaking even after cost. do you guys cash out less to have a monthly income or go all the way and run property with no monthly profit?

Hello, all I have started getting the permits on building out a 1,000sqft detached in-law unit. I am in the Bay Area and going to attemp to do as much work as I can myself and sub out what I can not do. I have done full interior remodels and am fairly handy. I am trying to set up a time frame schedule and budget on how much this will cost me. Does anyone know where I can get some examples? I am currently basing my budget off rough estimate I have gotten from GC’s ( $200-$300K). A family memeber has built many of his home but lives in a different area and thinks material should not be more than $60k. Does this sound right? Any help would be appreciated thank you.

@Steve Sun I did submit the permits and I got a 2 bedroom approved by planning but not sure if I should change it. The cost would not be more to add that 3rd room. I guess I worrie about the quality of tenant I would get. If I do the the 2 bedroom both will have walk in closet with theIr own bathroom and 3 bed room will have small rooms with standard closet. Has anyone built an in-law unit added to there home?

@Jason Hsiao thanks for the reply. I would not be living in the back house it would be a rental. We are a family in the front house. The rooms are tight. Wich I am trying to see where there would be more value. I know usually more bedrooms is better but thinking I. Terms of them over/ rennet needs.

Looking on building an in-law unit I will be living i the back house. I can go up to 1000sqft not sure if I want to go with 2 or 3 bedroom. Any suggestion? Pro and cons of each? Thank you guys

I got my plans approved from the county to build 1,000sqft WITH 500SQFT GARAGE I original was going to go with a 2 bedroom 2 BATH but am considering going with 3-2 What do you guys think would be better return as far as rental income/ wear and tear on home? Also I got a quote from a few contractors (in the east Bay Area) around 250-300k. I have a family member that has been building his own homes for a while and said he Is wILLING TO help ME AND MENTORE ME. HE THINKS it will only cost about 60-80k with materials DOING THE WORK OuR SELFS. any estimate on what you guys will think this would cost doing a basic build Nothing upgraded Just on materials? Thank you for your help.
