Help on cost for building in-law unit

Hello all, I am looking on building a in-law unit in the back of my house. I got my plans approved from the county to build 1,000sqft WITH 500SQFT GARAGE I original was going to go with a 2 bedroom 2 BATH but am considering going with 3-2 What do you guys think would be better return as far as rental income/ wear and tear on home? Also I got a quote from a few contractors (in the east Bay Area) around 250-300k. I have a family member that has been building his own homes for a while and said he Is wILLING TO help ME AND MENTORE ME. HE THINKS it will only cost about 60-80k with materials DOING THE WORK OuR SELFS. any estimate on what you guys will think this would cost doing a basic build Nothing upgraded Just on materials? Thank you for your help.
