@Michael Seeker, @Ann Bellamy I would like to thank you for your input. I am just so very eager to get started and don't just want to sit around and wait till something comes knocking at my door. I'm ready and excited to get into this industry that am willing to try any avenue. That being said, I'm not going to jump in blind either. I'm watching as many webinars here being Pro member and listening to podcast and interacting on this site as well. I know in the future I will be flying along all thanks to this site you all the members of the site. Thank you for your help.

Hi, 

If I have money and want to invest it in Real Estate, but am a Newbie and want to start out slow and maybe give my money to someone else to get a higher percentage rate than 5-7% in stocks, how does this work? 

Or if one would prefer to partner with a flipper or buy and holder and one puts the money and the other does the deal. How can one get started and not get scammed being a Newbie to all this?

My problem is I have funds, but don't have the income from a job to get a loan and am running into walls that don't move. I want/will tear down this barrier and start my Real Estate investing just need some guidance, maybe even a lot.

@Grant Greene thanks for the welcome. You know I think your right I'm just starting out and I have soooo much energy to get started and sprint to the finish line, but it's all becoming overwhelming. I know I need to slow down and take it a bit slower, but I can't/won't allow myself to do that. Perfect example is I go to work, come home at 5pm get start studying anything and everything I can get my hands on. Then I eat dinner and back to studying try to figure out what to do next. The weekend are worst because I have more time and so I don't waste time and either watch BP videos/podcast/books etc.  Even before this site I enrolled in Rich Dad coaching which I'm in the middle of class. I study that as well and homework in that class. 

I'm now looking at purchasing a home in Pensacola, FL and don't really know if I'm doing the right thing right now. I've put in the offer now going threw the process. The numbers are ok I believe 8% ROI not great, but not terribly bad.

I'm also trying to read as many post to educate my self that way as well. BUT I have to say it's TOUGH! BUT I can't stop and must do everything I can to succeed in this business. Ok, enough of my rambling.. Thanks again and hope to see you around.

@Aaron T. thank you. Not much longer now and your too will be retired, congrats! 

Yes I would like to pick your brain because one of the areas I was seriously considering was the McDill Air Force Base area. Being a veteran and from Tampa I really would like to stay in touch with the military and purchasing properties near MacDill although I know it's not a cheap area. Any insights you can give me about that area or areas near by? Thanks in advance
