Hello,

I am Michelle Simoni, licensed realtor with eXp realty, investor and architectural associate in the Kane and DuPage county of Illinois. I have a property I am submitting an offer on in Batavia, IL and I need a GC to walk the property with me and provide a bid. I am interested in interviewing 2 GCs. Purchase and Reno will be through a 203k loan. Work will start immediately after closing. Complete gut over 2,200 sq'. Looking to build a long lasting relationship and team as there are more projects to come. Appreciate any recommendations!

Hi All, Chicago local realtor, architectural associate and investor, Michelle Simoni, nice to meet you!

I want to ask for a loan to rehab a multifamily.  Can I get a loan from a bank showing them I can pay the mortgage with the rents coming in? I can present a business plan with market data and construction timelines. Any advice I would greatly appreciate it.

Hello BP!

I am Michelle Simoni, licensed IL Realtor and 10+ years of experience as an active architectural associate with a great team of engineers, and subs. I am ready to make serious moves in investment properties!

I have the time and experience but lack the capital to make these moves so I am looking for partners. A partner who will want to be either in for the long haul on buy and holds (single fam, or multi) or one who will want to cash out quick from fix and flips.  I have the opportunities at my fingertips!

I get off market deals from other realtors in my business. I can work up the drawings for permit and alongside my husband (also an architectural associate and builder) we can make this an integral process keeping backend costs low and profits high! 50/50 splits

I love everything about this business it does not feel like work sometimes! I am in the Naperville/Aurora area so likewise if you are ever in the area I would love to meet up. If you could share any of your wholesale contracts/agreements I would very much appreciate it. Or if you know of a great title company too. Thanks so much!

@Bob Stevens thank you, I will keep it in mind. I reached out to a few companies in the Chicago area and all of them are open to doing double closing but not assignments because they want to see proof of funds from my end. At this point starting off I cannot meet these requirements and can only do assignments. I was looking for a lawyer to help review my contracts for wholesaling and any future promissory notes, seller financing etc. I don't have any of these contracts at the moment so I am starting from scratch.

Hi BP,

This is my first post and I am so happy to be here! I recently passed my real estate exam and I am on the verge of closing my first wholesale deal in DuPage County! I am looking for any recommendations for wholesale friendly title company and or attorney to keep myself protected.

Also, any advice on how to secure your payment from a cash buyer? How do you ensure they pay your assignment fee once you sign over the contract?
