Has anyone used Backflip lending to fund a fix and flip? Or anything similar? I am looking to do multiple flips a year and need funding.

I have found impressive opportunities for flips and while searching for capital investors I am wary to shell out too much information on the project in fear of the potential investor taking my ideas and running with them.  Does anyone have a recommendation on how they handle presentations to investors?

@Michelle Glover a suggestion for any future flips. I make sure to be there when the appraiser is visiting the home and print out data on appreciation rates and comps and give him/her a personal opinion on where we believe the home should be appraised at. You could also ask your realtor to do this if you are using one. This has helped me tremendously!

@Jonathan Klemm I have a unique situation being an associate architect, where I would be in charge of the drawings, so any revisions needed from the city would be turned around immediately. I don't mind staying up until 4am getting them out asap if it is for my own project. I provide my engineers with incentives to make sure they do the same.  Even if I have 2-3 revisions from the city I can get a permit in hand to start construction in one to two months from the time it is submitted.

I am pre approved for a construction loan and need the cash required for down payment and closing costs for the land and construction. I need to raise between $40,000-$55,000 and would offer a 20% return in less than a year. I intend to rinse and repeat this process. If you have someone interested I would appreciate the connection and will extend compensation to you as well. I can also send you the drawings to submit a bid if you are interested as well.

New build and sell project in Chicago western suburbs, need equity partners anybody interested or know where I can find them?

I am an architectural associate and will be cranking out drawings to hit the ground running with a fast permit.  Already in conversations with the city. I have 3 contractors ready to bid the project! All is in the works just need that capital. Who wants to be my partner?
