Why do some believe the SB280 will shut down STR listings immediately, like what happened in NYC. When I read about it and look for information online, it seems like additional rules and paperwork but I'm not sure about true and immediate enforcement. What will happen to illegal airbnbs where permits dont exist?

If I buy an investment property for $300K or $500K, what range of cost seg / tax savings benefit am I looking at in year 1?

The only problem with apartments.com is I can't create my own work orders. Maybe i can get around that if i add myself as the tenant. I will look into the others, thank you!!

Good afternoon BiggerPockets,

I am looking to simplify taking and handling work orders. I am looking for a cost effective solution (right now i manage/have 20 properties only) that 

1) tenant can login to create a work order

2) I can manually create work orders (for my own properties, or routine maintenance reminders to myself)

3) Have them closed out or pending status

4) Ideally able to send the work order to someone and add notes.

Any ideas on something that would help with this?

I have a clause in the lease that says tenant can give 60 days notice plus pay 3x rent to cancel lease. In a roomate situation, can one cancel entire lease, even if the other one wants to stay and have lease but cant afford it without the other one paying their half? 

We want to allow them to cancel for the fee, and cancel the whole lease, so we can find a non-roomate tenancy that is more stable. The one who would be left on the lease, wants to stay, but cant afford it.

In Florida.

I have a lease with two people on it. Jointly liable lease. One of them wants to leave because they are not getting along. She is moving out in 6 weeks. She will pay the cancellation clause (3 months upfront) to cancel the lease. Is one person able to cancel the lease entirely if the other person does not want to cancel? The other roomate says she can't take on the full lease on her own.

There is some drama involved but that is the summary story. They are also looking for a replacement roomate but having a hard time finding someone to meet criteria on credit and no previous evictions.
