Hi @Ryan Howell

It is true that not in all states the NMLS is required, such as NC and others. All though, the only up front money should be for an appraisal. 
Good luck finding the right one! Word of mouth, reviews, BP profile, they all help too. 

@Jason Wray is correct.

It all depends on how long you are planing to sit on that refinanced property. If for the long term, it might be worth it, all though again, $7500 on $100k is pricy.

Its sounds like someone to stay away from. Google the name, if you couldn't find nothing, it is probably.. Nothing! 
Tip: Start here at BP to search for legit lenders. Look for an official website where they show info on all founders and members.

I recommend to check with Rent To Retirement for the right asset and deals.

They also have financing options specifically for Canadians. Good Luck !

Sounds like a good start ! I recommend to check with Rent To Retirement for beautiful cash flow assets, as well as financing options for specifically for Canadians. Good Luck ! 

I am occasionally dealing with Non- RON states in the underwriting process with Canadian investors. 
The title company gives us the option  to apostille the documents. Canada doesn't have apostille services. The good news is that it has a process that is directly equivalent to the apostille process. The Canadian version of the apostille process is called document authentication and legalization

Check if that will be sufficient
