Buyer Beware. That said, did the seller provide a property disclosure? If so, can you prove the seller knew about it but didn't disclose? Or, did the contract not require a property disclosure (in which case, "buyer beware")?

Hi @Bhanu Vardhan. I'm a broker in Northwest Arkansas. Indeed, Bentonville and the NWA region is a very strong market. That said, finding cash flow can be difficult. Hi Aden, nice to see you in the BP forum. Just to clarify some of the other comments, as an agent, you are not a wholesaler. Period. Wholesaling refers to putting a house into contract and assigning the contract for a fee. An agent/broker cannot do that and should not attempt it. But you can effectively achieve the same goal by finding off market properties and charging a commission fee for bringing a buyer. Similar kind of work, different deal structure. 

Learning how to negotiate off market deals as an agent is an extremely valuable skill. So, in other words, do the same kind of hustle as a wholesaler, find those off market deals, build up a buyers list, and sling some houses for commission fees. But make sure with your broker that you have all the right paperwork in place (like Ryan described above). And if you do find a great deal but don't have a buyer, reach out to @Ryan Blackstone or me! ;)

Do you own the 40 acres (as opposed to wholesale)? That's a substantial amount of land, and Bentonville is hot. I'm not a developer, but I could probably put you in touch with someone. DM me with more details if you can.

Thanks for the reply. How is rental Market in Fayetteville? What is the average turnover? I just want to ask from someone who is there other than my realtor and property manager.

Generally, the rental market is super strong. Very low vacancy. I don't know about average turnover, but it will depend on your tenant base. Families and working professionals have lower turnover obviously than the student population and other young singles. But the main point is you have found a property with decent cash flow in Fayetteville, then kudos to you. That is difficult these days.
