@Jilanie Staples Welcome! I have a couple investments in that area. Property taxes are pretty obnoxious in Albany for the most part and the market seems really hot and pretty bloated at the moment. I have however seen a couple duplexes online that look close to turn key for around 200k in Ballston Spa/ Saratoga recently. You probably wouldn't need the 203k if you went for one of those. If you're not necessarily trying to find a value add property but just trying to get into something so you can live for free there seems to be some decent properties available north of Albany. Although most all of the new inventory seems to be single family right now. If you keep looking constantly and have a good agent on the hunt as well you will find your deal soon enough. I am absolutely interested in an answer to this question as well. I just started researching PM's in the Capital District today. @Kristofor Rahmas and @Rachelle Rayner when you find a company that you would be comfortable doing business with please link their info on here. @Margaret Buoncora Some good deals do exist but the property taxes in Albany are ridiculous. I would definitely factor them into your numbers heavily if investing there.  @Sol Silverstein as someone who grew up throughout the Capital District I would just avoid Troy all together. Places just outside of that area like Colonie, Clifton Park, Latham or Watervliet might be a little less of a headache. You really want to know your neighborhoods in Albany, Schenectady and Troy.

@Andy Monaghan I'm with @Kenneth Garrett I like Zillow and how it link you up with Trulia and Hotpads. I tend to get a different "quality" of potential tenants than Craigslist has to offer (maybe certain areas are different as real estate just is). I have found that some Facebook groups work well too but I vote for Zillow on this one. Best of luck!

I just had my third long distance multi family deal fall through at the last moment because of what I found during my due diligence contingency but I'm still hunting for that next one.  @William C.  I'd lean towards option "A". I don't want to lose a good deal over a few thousand dollars. It's nothing in the grand scheme of things. I might add a little concession or two and use odd numbers just to make the offer a little more enticing and stand out amongst the others.

I've been interested in the Delso, Helderberg, New Scotland, Pine Hills areas and generally around Albany Med is a spot I like too.
