@Jacob Wiltshire Showers would save you money on your monthly water bill. Less likely of a chance of a tenant letting the water overflow and they’d be less likely to get hurt in a shower. We have one unit with just a shower and the bill is always $50 less than the other unit with a bathtub.

I've sent over 300 letters to multi family property owners and I've cold called over 100 with interest in purchasing their properties, which resulted in me making three offers (All were rejected) in the last two months. Three more than last year.

Hopefully you have a strong lease agreement, she should know that if payments are late there'll be consequences. Definitely work with your tenant to come up with a solution if they are having problems paying rent, covid changed the way properties will be managed forever. However some people will take advantage if they can.

Ikea, Goodwill, second hand furniture stores, craigslist. If you buy used furniture you can negotiate a lower price if you buy sets of furniture, or enough furniture per room. Also if you buy used furniture you can hire someone to come out and professionally clean it.

We bought expensive shower rings from Home Depot, they look nice and they'll last along time in the rental. Tenants always notice how nice our shower rings are when we have walk throughs. But they provide the curtains and remove them when their lease has expired. 

Hopefully it'll be held somewhere in California in 2022.

It's recommended you create a separate account for your security deposit. Research your state landlord/tenant laws because you may or may not have to give the tenants the interest earned from their deposit in a savings account, and it'll be easier during tax time when you have a separate real estate account.

I'm interested in hiring a SEC Lawyer in the next 2-3 months. How would using a SEC Lawyer help me acquire capital to purchase multi family commercial properties (10-20+ unit apartment buildings). How much does it cost to hire a SEC lawyer? PPM contracts? Will the SEC lawyer create an LLC or should I have one in place before hiring a SEC lawyer? And how would I go about finding a SEC lawyer? Should I look in town or does it matter if they're out of state?
