Finding time in the day to work on finding deals and contacting lenders, agents, etc. I'll hire freelancers on Upwork to find deals (cold calling, sending emails, writing letters of intent) and I'll also set aside 2-3 hours every Saturday night to work on my goals.

How would I be able to find a private lender for a commercial property deal. It'd be for my first apartment deal, should I hire a securities lawyer? Do I need to create an LLC? Looking off a money partner or someone to help me raise capital exclusively.

With the California eviction moratorium ending will this be the best time to find off market deals for commercial multi family properties in California? Will property owners owe so much in back rent that their best option is to sell off market? Should I find a commercial broker to help me find properties or would contacting the owners directly be my best option to find the best deal? Brokers send the best deals to people they've worked with before and loopnet has all the left over deals that I feel like are over priced for my market (Sacramento, Ca).

If it's their first time being late I'd give them a warning. Check your states landlord/ tenant laws on late fees.

Maybe, if not give it away for free or list it for free on craigslist if you're just trying to get rid of it.

@Nathan Leger Also having a strong why helped too and setting realistic, achievable goals I could work towards everyday. Finding a good agent and lender will really help! It’d be best if they owned real estate too.

@Nathan Leger For me I was more afraid of not trying than the consequences of what could go wrong. Worst case scenario you have to continue to work a 9-5. Once I found my real estate agent and lender they pushed me to complete the purchase that was financially beneficial for me. My agent and lender are also real estate investors, it helped that I could consult them before and after my first purchase.
