My opinion only: it seems like you’ve made up your mind, left your job and did a great job saving up 1+ years worth of emergency funds/living expenses. Now’s the time! Be hungry, be willing, be aggressive and give it your all. It’s your life and you’ve only got one to live. If others can make it and make it big, why can’t you? Advertise yourself, build that network, find your niche and go for it!

If you're in an area with lots of traffic I would definitely recommend a large magnet for the tailgate / trunk.  Don't recommend to cut people off though ;)

Hi Matt, congrats on the lead.Have you run your APOD calculations yet and verified your repairs required and post-repair rentals?Is the property also under contract by you?

If so for both, polish up your calculations and scope of work and head over to a local bank or credit union and talk with a loan officer is one option if you're able to fit the loan closing wait time into your timeline to close in your contract.

Otherwise you could look into private money and then refinancing out of it (i.e. BRRR method) after the seasoning period ends.

It's a pretty good list but tends to be saturated.  How much time has gone by before you declare this your response rate for this campaign, a week, 2 weeks?  Have you sent yellow letters or post cards?   this seems like a paltry response rate for either though.  What is your message in your marketing?

Maybe your list is too out of date!  Something seems severely off Based on the numbers....have you tried changing up your campaign each month (i.e. Post cards month 1, yellow letters month 2, etc?)
