Found Property now I need to find a lender

Just got the inside scope on the fixer upper of my dreams. A duplex with in walking distance of where I currently and still plan on living. So I need a lender in Madison Wisconsin for a non-owner occupied property ASAP. I am thinking traditional. I have enough for a decent down payment and decent credit.

Anyone have any experience, suggestions, ideas, connections?

I would get everything together as fast as you can.  So if you have w-2 income, get your last w-2, get your last 2-3 paystubs, get copies of your last 2-3 account statements (assuming that is where the down payment is coming from), if you have any IRAs, and 401(k)s get those statements.  I've been asked for my last 2 tax returns because I have 1099 income.  So I would get those ready as well.

The down payment for non-owner occupied is usually 25%, so get that ready, also.

They will need all of those things so give them to them.  Every time they are missing a document they have to stop and wait for them to arrive.  So, I actually call and talk to the loan officer after I give him/her what I think they need and ask if they need anything else.  That way they have to look at your file and realize everything is there and it will be quick to finish it up.  It gets through faster that way.
